RESIDENCY, INVESTMENT & RELOCATION

Match the immigration route to your plan in Mexico

This Mexico residency and investor visa guide reviews Temporary Resident visas based on economic solvency, real-estate ownership, investment, family, and other recognized grounds.

Use this guide as a research starting point. Keep property ownership, immigration status, work authorization, tax residence, and investment qualification as separate questions unless the current law expressly connects them.

01 · TEMPORARY RESIDENCE

Start with the recognized SRE grounds

Mexico’s Foreign Ministry states that Temporary Resident visas are for foreigners who intend to remain more than 180 days and up to four years.

Recognized grounds include economic solvency, family, real-estate ownership, investor status, and other specific categories.

02 · REAL-ESTATE OWNERSHIP

Property can be relevant, but it is not an automatic visa

SRE lists ownership of real estate in Mexico as one possible basis for a Temporary Resident visa application.

The applicant must still satisfy the current consular evidentiary rules. A deed alone should not be treated as guaranteed approval.

03 · INVESTOR BASIS

Use the investment category when the business evidence fits

Investor is separately listed as a recognized Temporary Resident basis. The exact documentary and financial thresholds should be confirmed with the consular office handling the application.

Keep company ownership, investment value, business activity, bank evidence, and tax registration aligned with the consular requirements.

04 · ECONOMIC SOLVENCY

Compare property or investment with the solvency route

Many applicants qualify through economic solvency rather than relying on an asset in Mexico. SRE permits solvency as a separate basis for temporary residence.

Consulates publish current bank-balance or income calculations, so use the figures for the office where you will actually apply.

05 · FAMILY & OTHER GROUNDS

Choose the simplest lawful route

Uniting with qualifying family, invitation, research, and other grounds may be available depending on circumstances.

Do not force an investment route when another category is better supported by the applicant’s actual facts.

06 · CONSULAR APPLICATION

Plan the application from abroad

SRE states that the visa application is made in person at a Mexican consular office abroad, with interview, biometrics, documents, and payment.

After visa issuance and entry to Mexico, follow the current process for obtaining the resident card from INM within the required period.

07 · PROPERTY PURCHASE & VISA ELIGIBILITY

Separate the real-estate transaction from the consular test

Foreign property ownership—especially in restricted zones using permitted structures—has its own legal framework. Immigration approval is a separate federal process.

Confirm the property structure, title, trust if applicable, and the visa evidence independently.

08 · TEMPORARY TO PERMANENT

Plan the long-term status separately

Temporary residence can generally be held for a limited period, and long-term residents should review the current path to permanent residence.

Do not assume a property purchase shortens the required migration timeline unless the current law and category expressly provide for it.

09 · WORK RIGHTS

Check authorization before working

A Temporary Resident visa may or may not include permission to work depending on the basis and approvals. Employment and self-employment should be confirmed with INM and tax advisers.

Keep immigration and property files separate

Maintain a dedicated residence file with applications, approvals, travel records, investment or income evidence, and official notices. Keep the property deed, taxes, financing, and operating records in the property file.

Verify every renewal against current rules

Immigration procedures, fees, financial thresholds, and required forms can change. Re-open the official procedure before each filing rather than reusing an older checklist.

If employment is planned, coordinate the employer’s authorization process with the residence filing.

Use a written annual review covering immigration status, passport validity, tax registration, company records, property records, and travel plans. The goal is to identify conflicts early rather than treating every renewal as an isolated filing.

10 · TAX & IMMIGRATION

Do not merge tax residence with immigration residence

Mexican tax residence depends on separate rules, including home and center-of-vital-interests tests, not merely the visa card.

Coordinate property ownership, rental income, business activity, and cross-border income with Mexican tax advice.

Permanent residence is a separate application, not an automatic conversion at the three-year mark. Review the category-specific financial, tax, employment, or company evidence Migraciones requests for the route from which you are applying.

11 · DOCUMENTS & TRANSLATIONS

Use the exact consular checklist

Consular posts may request original civil, banking, property, or corporate documents and may have office-specific presentation instructions.

Confirm apostille, legalization, translation, and document-age requirements before the appointment.

If you will rent property, operate a business, receive salary or director compensation, or maintain foreign income, obtain separate tax advice. The immigration category may permit an activity without determining how that income is taxed.

12 · APPLICATION CHECKLIST

Choose the basis first, then assemble proof

Before investing

Decide whether the strongest route is solvency, property, investment, family, or another recognized ground. Then build the application around that one route.

Before applying

Check the appointment location, visa fee, supporting documents, entry procedure, and resident-card exchange after arrival.

Before renewal

Confirm the underlying investment, income, employment, family, or residence condition still satisfies the current category and gather updated records before the filing window.

Before buying property

Confirm separately that the buyer can own the property, the title is clear, and the purchase actually qualifies under the selected immigration route if a property-linked benefit is expected.

This Mexico residency and investor visa guide provides general educational information and is not individual legal, tax, investment, immigration, or brokerage advice. Eligibility depends on nationality, current status, source of funds or income, family circumstances, documents, and current law. Property ownership does not guarantee residence unless the applicable official program expressly provides for it.

Compare other property tax guides

Compare the categories and verification steps across countries before comparing headline rates. For each proposed property, record the owner, municipality, intended use, official tax base, payment dates and supporting documents. Keep a rule for one country separate from the calculation for another.

Use the related guides to identify useful questions about acquisition, annual ownership, rental income and disposal. Build a separate worksheet for each destination and distinguish official assessments, professional estimates and amounts awaiting confirmation. A purchase price or gross rental yield alone does not establish the total cost or after-tax result.
