01 · INVESTOR PERMANENT RESIDENCE

Use the official investment-program framework

The Dirección General de Migración offers permanent residence for foreign investors who enter to make qualifying investments in the Dominican Republic.

The official service currently states a minimum investment of US$200,000 and requires certified foreign-investment evidence through the competent investment authority.

02 · INVESTMENT CERTIFICATION

Document the investment before filing

The investor application requires incorporation into the foreign-investment program and certified evidence of the qualifying investment.

Corporate records, investment certificates, source-of-funds documentation, and the immigration application should all identify the same investor and investment.

03 · RENTISTA RESIDENCE

Compare investment with permanent foreign income

The DGM also publishes a rentista residence route for foreigners receiving permanent monthly income from a foreign company or organization.

The current published minimum is US$2,000 per month, with banking and source documentation required under the program.

04 · MANAGERIAL & TECHNICAL PERSONNEL

Investor-program companies can have employee routes

The DGM publishes a residence-by-investment pathway for certain foreign managerial or technical personnel of qualifying foreign-investment companies.

The company must support the application and explain the employee’s role and importance to the investment.

05 · DOCUMENTS & MEDICALS

Prepare apostilled civil and police records

The investor service requires a valid passport, residence visa, birth and civil-status documents, criminal-record evidence, insurance guarantee, medical examinations, and supporting investment documents.

Foreign documents must be prepared according to current apostille, legalization, and Spanish-language requirements.

06 · PROPERTY PURCHASE & VISA ELIGIBILITY

Do not assume any property purchase equals the investor program

Real-estate investment may be part of a qualifying certified investment structure, but ordinary property ownership should not be advertised as automatic residence.

Confirm with the investment authority and DGM whether the specific transaction qualifies and how the investment will be certified.

07 · CARD VALIDITY & RENEWAL

Calendar the first-year investor card

DGM states that the initial permanent-residence card for an investor is valid for one year, after which a four-year card can be issued and renewed for similar periods.

Renewal requires updated evidence, including investment status and local compliance records.

08 · GENERAL PERMANENT RESIDENCE

Investor status differs from the ordinary permanent route

The Dominican Republic also has an ordinary permanent-residence process with its own prior temporary-residence history and documentation.

Use the investor route only when the investment program requirements are genuinely satisfied.

09 · WORK & BUSINESS ACTIVITY

Coordinate immigration with labor and corporate rules

Residence status and authority to manage or work for a company should be coordinated with corporate, labor, and tax requirements.

Separate residence maintenance from property ownership

Owning a home and maintaining lawful immigration status are different compliance tasks. A property can remain in your name even if a visa category changes, while a residence status may require current evidence that has nothing to do with the property. Keep immigration deadlines beside, but not inside, the property closing checklist.

When travel is frequent, record entry and exit dates and confirm any absence limits relevant to the status you want to keep or obtain later. Permanent-residence eligibility can depend on continuity of residence and time spent outside Peru.

Verify every renewal against the current rule

Migraciones can update forms, fees, documentary requirements, and online filing steps. Before each extension or change of status, reopen the official procedure and compare it with the file used for the prior application. Keep proof of submission, payment, electronic notifications, and the final resolution together.

Maintain current company registrations and employment records where the immigration category depends on them.

Use a written annual review covering immigration status, passport validity, tax registration, company records, property records, and travel plans. The goal is to identify conflicts early rather than treating every renewal as an isolated filing.

10 · TAX & IMMIGRATION

Keep fiscal residence separate

Residence by investment does not by itself resolve tax residence, source-of-income, or property-tax questions.

Investors and rentistas should obtain separate Dominican tax advice before restructuring income or investment ownership.

Permanent residence is a separate application, not an automatic conversion at the three-year mark. Review the category-specific financial, tax, employment, or company evidence Migraciones requests for the route from which you are applying.

11 · PROPERTY DUE DILIGENCE

Review title and project quality independently

A property or project connected to an immigration strategy still needs independent title, survey, condominium, construction, tax, and contract review.

Do not treat DGM residence eligibility as a guarantee of investment performance.

If you will rent property, operate a business, receive salary or director compensation, or maintain foreign income, obtain separate tax advice. The immigration category may permit an activity without determining how that income is taxed.

12 · APPLICATION CHECKLIST

Verify certification before moving funds

Before investing

Confirm the qualifying program, minimum investment or rent, certifying authority, residence visa, apostilled civil records, police record, insurance guarantee, medical exam, and online filing process.

Before applying

Keep the final residence card, investment certification, and renewal calendar together.

Before renewal

review the expiry date, travel history, underlying income or company condition, tax and employment records where relevant, and any change in address or family circumstances. Keep the electronic filing receipt and decision with the prior approval.

Before buying property

confirm separately that the buyer can own the property, that the title and municipal records are clear, and that the purchase itself does or does not affect the chosen visa route. Do not market a property acquisition as guaranteed residency unless the current law and official procedure specifically support that result.

Compare other property tax guides

Compare the categories and verification steps across countries before comparing headline rates. For each proposed property, record the owner, municipality, intended use, official tax base, payment dates and supporting documents. Keep a rule for one country separate from the calculation for another.

Use the related guides to identify useful questions about acquisition, annual ownership, rental income and disposal. Build a separate worksheet for each destination and distinguish official assessments, professional estimates and amounts awaiting confirmation. A purchase price or gross rental yield alone does not establish the total cost or after-tax result.
