01 · M INVESTOR VISA

Use the investment route that matches the asset

Colombia’s Ministry of Foreign Affairs states that the M Investor visa is available to a foreigner who has made direct foreign investment or acquired real estate in their own name and maintains that investment during the visa term.

The application should be built around the exact qualifying investment, its registration, the applicant’s ownership, and current proof of solvency and health coverage.

02 · REAL-ESTATE INVESTMENT

Property ownership can qualify when the threshold is met

For the real-estate route, Cancillería currently requires property held exclusively in the foreign applicant’s name with a value of at least 350 SMLMV at the date of application.

The applicant must also provide the property’s Certificate of Tradition and Freedom and evidence from the Banco de la República foreign-exchange system showing registration of the real-estate investment.

03 · DIRECT FOREIGN INVESTMENT

Use registered investment evidence

For direct foreign investment, the published threshold is more than 650 SMLMV at the date of application. The required evidence includes foreign-investment extracts obtained from the Banco de la República system.

Do not treat ordinary company capitalization or an unregistered transfer as sufficient without confirming that the foreign investment appears correctly in the exchange-registration system.

04 · DOCUMENTS & SOLVENCY

Prepare the investment file and current financial evidence

The published investor requirements include recent bank statements showing economic solvency and health coverage in Colombia for the expected period of stay.

Keep investment extracts, company or property records, bank evidence, insurance, passport records, and translations or apostilles in one application file.

05 · PROPERTY PURCHASE & VISA ELIGIBILITY

Separate ordinary ownership from the qualifying visa investment

Colombia is one of the countries where qualifying real-estate ownership can directly support an investor visa, but only when the current threshold, title, and foreign-investment registration requirements are satisfied.

A lower-value purchase can still be legally owned by a foreign buyer without necessarily creating eligibility for the M Investor visa.

06 · VALIDITY & RENEWAL

Maintain the investment during the visa term

Cancillería states that the M Investor visa may be issued for up to three years. On second and subsequent applications, the applicant must show that the investment or property was maintained throughout the prior visa’s validity.

Any material change affecting the qualifying investment should be reviewed promptly because Cancillería instructs holders to report changes in circumstances related to the investment.

07 · RESIDENT PATH

Plan around the five-year accumulation rule

The M Investor category can accumulate time toward a Resident visa. Cancillería currently states a minimum of five years as an eligible visa holder for this pathway.

Residence eligibility is a separate application. Preserve prior visas, entry records, investment evidence, and proof that the qualifying condition remained in place.

08 · APPLICATION STRATEGY

Match the route to property, company, and banking records

Before filing, reconcile the applicant name across the passport, investment registration, company records, property title, and bank transfers.

If the transaction is still being structured, obtain immigration and exchange-control advice before changing ownership percentages or transferring funds.

09 · TAX & IMMIGRATION

Keep tax residence separate from visa residence

An M Investor visa does not by itself answer every Colombian tax-residence question. Immigration status, physical presence, income, assets, and tax filings should be reviewed separately.

Keep immigration and property files separate

Maintain a dedicated residence file with applications, approvals, travel records, investment or income evidence, and official notices. Keep the property deed, taxes, financing, and operating records in the property file.

Verify every renewal against current rules

Immigration procedures, fees, financial thresholds, and required forms can change. Re-open the official procedure before each filing rather than reusing an older checklist.

Coordinate the investment file with a Colombian tax adviser so that foreign-asset and ownership reporting do not conflict with the immigration evidence.

Use a written annual review covering immigration status, passport validity, tax registration, company records, property records, and travel plans. The goal is to identify conflicts early rather than treating every renewal as an isolated filing.

10 · FAMILY & DEPENDENTS

Check beneficiary rules separately

Family members may have beneficiary options depending on the principal visa and relationship, but their documentation and status should be reviewed under the current visa rules.

Prepare civil-status records early because foreign marriage and birth certificates may need apostille or legalization and translation.

Permanent residence is a separate application, not an automatic conversion at the three-year mark. Review the category-specific financial, tax, employment, or company evidence Migraciones requests for the route from which you are applying.

11 · PROPERTY DUE DILIGENCE

Do not let immigration goals replace title review

A property that meets the immigration value threshold still needs ordinary title, lien, zoning, building, tax, and transaction due diligence.

Keep the immigration valuation and the property’s legal and commercial review as separate workstreams.

If you will rent property, operate a business, receive salary or director compensation, or maintain foreign income, obtain separate tax advice. The immigration category may permit an activity without determining how that income is taxed.

12 · APPLICATION CHECKLIST

Use four checkpoints before relying on the investor route

Before investing

Confirm the route, threshold, ownership, foreign-investment registration, current bank evidence, health coverage, and required civil or corporate documents before submission.

Before applying

After approval, calendar visa validity, investment-maintenance evidence, travel records, and the future resident-visa timeline.

Before renewal

Confirm the underlying investment, income, employment, family, or residence condition still satisfies the current category and gather updated records before the filing window.

Before buying property

Confirm separately that the buyer can own the property, the title is clear, and the purchase actually qualifies under the selected immigration route if a property-linked benefit is expected.

This Colombia residency and investor visa guide provides general educational information and is not individual legal, tax, investment, immigration, or brokerage advice. Eligibility depends on nationality, current status, source of funds or income, family circumstances, documents, and current law. Property ownership does not guarantee residence unless the applicable official program expressly provides for it.

Compare other property tax guides

Compare the categories and verification steps across countries before comparing headline rates. For each proposed property, record the owner, municipality, intended use, official tax base, payment dates and supporting documents. Keep a rule for one country separate from the calculation for another.

Use the related guides to identify useful questions about acquisition, annual ownership, rental income and disposal.
