Barbados Property Taxes, Rental Income, and Real Estate Tax Guide
A Barbados property tax guide to land tax, property transfer tax, stamp duty, exchange-control registration, rental income, tourism levies, capital gains, and the documents to review before buying, renting, or selling.
Match the tax treatment to your property plan
Start with the property’s assessed value and use, then identify the legal owner, tax residence, and source of purchase funds. Annual land tax, tax on rental profit, tourism levies, and taxes on a transfer are separate obligations. A residential home, vacant lot, commercial building, and vacation rental can require different calculations.
Planning note: Amounts are in Barbados dollars (BBD). Figures below are planning references, subject to classification, exemptions, current legislation, and the property’s actual bill. Research reviewed 30 September 2026.

Residential land tax uses progressive bands
Residential land tax is calculated on the improved value assessed for the property, using each rate only on the portion within its band. The BRA confirmed the revised bands in August 2026.
| Improved residential value | Rate for each band |
|---|---|
| Up to BBD 400,000 | 0% |
| BBD 400,000–550,000 | 0.1% on this portion |
| BBD 550,000–950,000 | 0.7% on this portion |
| Above BBD 950,000 | 1% on this portion |
Other property types: BRA guidance lists 0.95% on non-residential improved value. Vacant land uses site value: 0.8% for parcels below 4,000 sq ft; for larger parcels, 0.9% where site value is up to BBD 450,000 and 1% above that value. Confirm the treatment of exact boundary sizes and values on the assessment.
Review the current valuation and corrected bill
The BRA announced corrected 2026–2027 residential bills for properties valued above BBD 450,000, following the revised bands. Download the latest bill rather than relying on an earlier mailed amount; owners who overpaid may request a refund or credit.
The land-tax year runs from April 1 to March 31, with liability attached to ownership at April 1. The Land Tax Portal shows balances and arrears, supports valuation objections and eligible rebate applications, and provides clearance-certificate applications for fully paid taxes. Pensioner, agricultural, and hotel/villa relief have separate eligibility requirements.
Check your notice for objection deadlines and the current discount window. A dispute should be documented with valuation evidence and followed through the BRA process; do not assume it suspends payment obligations.
Register foreign funds before you need them back
Foreign buyers should coordinate exchange-control compliance with their Barbados attorney and receiving bank before transferring the deposit or completion funds. The Central Bank publishes separate guidance on registration and repatriation of nonresident investment, transfers of Barbados real estate, rental remittances, and estates.
- Confirm the required permissions, declarations, and investment-registration procedure for the buyer and transaction.
- Keep bank evidence showing the foreign currency brought into Barbados and how it funded the purchase.
- Retain the registration confirmation with the purchase documents for future rental remittances or a sale.
Ownership, immigration permission, tax residence, and exchange-control residence require separate review. Buying a home does not settle all four questions.

Separate the two taxes in your closing budget
Property transfer tax is generally 2.5%. For qualifying land with a dwelling or other building, the statutory BBD 150,000 exemption reduces the taxable consideration; bare land does not receive that built-property exemption. The Act places the tax on the vendor, although the agreement should specify how all closing costs are allocated.
Conveyance stamp duty is separate: the published schedule charges BBD 10 per BBD 1,000 or part thereof, broadly 1%. Different instruments and exemptions require their own assessment. Ask counsel for a written statement of both taxes, legal and registration fees, lender charges, and prorations.
Government charges
Property transfer tax, stamp duty, registration, certified copies, and any instrument-specific charges.
Professional costs
Attorney, surveyor, valuer, broker, bank, insurance, and any company or trust administration.
Closing adjustments
Land tax, association dues, utilities, tenant deposits, rent, mortgage discharge, and possession date.
Confirm title, approvals, and the tax position
Ask Barbados counsel to verify the seller’s authority, chain of title, mortgages, judgments, easements, restrictive covenants, and the survey. Match the legal parcel and boundaries to the property being marketed.
Obtain the current valuation, land-tax bill, arrears position, and clearance requirements. Check planning and building approvals, permitted rental use, access, drainage, insurance, and any association obligations. A tax record or attractive photograph does not establish ownership or permission to build.
Rental profit and tax residence both matter
Income from property is part of the income-tax framework. Calculate taxable rental profit from properly recorded receipts and allowable expenses; personal expenditure, capital improvements, and private use need separate treatment. Keep leases, bank receipts, invoices, management statements, and any allocation between personal and rental use.
BRA guidance treats individuals spending more than 182 days in Barbados in an income year, and ordinarily resident persons, as tax residents. Resident-and-domiciled individuals are taxed on worldwide income; resident but non-domiciled individuals have a different foreign-income rule. Nonresidents still need advice on Barbados-source rental income and any withholding or treaty treatment.
For eligible individuals, the BRA’s 2026 policy lists 11.5% for BBD 25,001–75,000 and 27.5% above BBD 75,000. Confirm allowances, eligibility, filing, and instalments for your circumstances. Company-owned property requires a separate corporate analysis. Use TAMIS for taxpayer registration and tax administration.
Tourism levies require a separate compliance plan
The Tourism Levy (Amendment) Act, 2026-1 specifies a 10% Shared Economy Levy for tourist accommodation supplied by providers that are not VAT registered or fall within the specified VAT exemption. Its schedule gives the rate effect from August 1, 2025. VAT-registered accommodation requires a separate VAT and applicable room-rate-levy review.
Suppliers and marketplace facilitators must address registration with the Barbados Tourism Product Authority and BRA. Prices must identify the relevant levy. Platforms receiving levy-inclusive payments have remittance duties, but a supplier remains liable despite using a platform; reconcile each booking rather than assuming the platform handled everything.
Under the amended rules, non-VAT providers generally have monthly payment periods and returns/remittances within 21 days after period-end. Confirm your registration category, payment period, applicable levies, and current BRA instructions before listing the property.
Compare association costs with the land-tax bill
Review the declaration and by-laws, operating budget, reserve funds, insurance, meeting minutes, arrears, special assessments, and restrictions on long-term or vacation rental use. Obtain a clear statement of what the unit owner pays and what the association pays.
Association charges are separate from public taxes. Verify how the unit is assessed for land tax, which clearances are needed at closing, and whether planned improvements or rental operations need consent. An attractive advertised yield can omit reserves, common-area work, vacancies, and management fees.

A capital gain and business profit are different
The BRA states that Barbados does not impose tax on capital gains. That does not make every property disposal tax-free: property transfer tax, stamp duty, outstanding land tax, discharge charges, and sale expenses still affect the net proceeds.
A developer, dealer, or person carrying on a property business must distinguish a capital disposal from trading profit subject to income tax. Ask an adviser to review the purpose of acquisition, activity, ownership structure, and accounting treatment.
Retain acquisition and improvement records, the closing statement, tax receipts, and investment-registration evidence. Your home jurisdiction may also tax the gain or require foreign-asset reporting.
Check succession, transfer exemptions, and funds
The Property Transfer Tax Act provides an exemption for transfers under a will or intestacy. It does not eliminate probate, title administration, estate debts, or the need to verify other instrument charges.
Executors should establish authority, identify beneficiaries, obtain the valuation and debt position, and review the Central Bank’s estate-remittance guidance where money will leave Barbados. Coordinate with advisers in any other country involved in the estate; do not assume a later sale or lifetime gift has the same exemption.
Confirm the lease and its total occupancy cost
Confirm the landlord’s authority, the premises, rent currency, deposit, term, renewal, termination, utilities, repairs, inventory, insurance, and permitted use. Tourist accommodation should show the relevant levy clearly in the advertised or quoted price.
BRA guidance says the former personal deduction for rent paid ceased from income year 2015. Do not budget for an obsolete tenant allowance based on an old version of the law. For subletting or holiday letting, obtain written permission and verify the operator’s registration and tax responsibilities.
Plan the movement of money alongside the mortgage
Before closing, confirm lender conditions, security documents, valuation, insurance, source-of-funds checks, bank charges, and the timing of foreign transfers. State the contract currency and obtain the receiving bank’s conversion and settlement instructions.
Plan repatriation at the acquisition stage. Keep the foreign-investment registration, bank conversion evidence, purchase and sale documents, rental accounts, tax receipts, and any required clearance or permissions. The Central Bank’s investment and remittance circulars should be reviewed for the specific payment before rental income or sale proceeds are sent abroad.
Choose the owner before signing the agreement
Compare ownership by an individual, company, partnership, or trust before signing. Rental-profit taxation, annual filings, financing, beneficial-ownership documentation, succession, and transfer treatment can change with the structure. Company ownership is not automatically a tax saving.
Obtain coordinated Barbados and home-country advice on income, gains, foreign-asset reporting, treaty relief, and estate planning. Keep legal ownership, tax residence, and exchange-control status distinct in the analysis.

Plan the costs that continue after closing
Build an annual budget from the actual land-tax bill, insurance quotes, association charges, maintenance, utilities, and management fees. For rentals, include vacancy, cleaning, platform commissions, repairs, levy administration, and income-tax compliance.
For coastal property, examine erosion, drainage, storm exposure, replacement cost, deductibles, and any permissions for shoreline work. Separate recurring expenses from capital improvements and keep a reserve for repairs and special assessments. Test the cash flow after costs and taxes, rather than relying on gross advertised rent.

This Barbados property tax guide provides general educational information. Rates, classifications, thresholds, forms, and administrative practice can change. Obtain a property-specific calculation and advice from qualified Barbados and home-country professionals before committing funds, renting, transferring, financing, or restructuring property.
Compare other property tax guides
Comparing countries can help you identify questions to ask about annual property tax, purchase charges, rental income and capital gains. The guides below cover different tax systems; compare their categories and verification steps before comparing headline rates.
Build a separate worksheet for each proposed property. Note the municipality, registered owner, intended use, acquisition date and currency. Beside every amount, record whether it is an official assessment, a professional estimate or an item still awaiting confirmation. A quoted purchase price alone does not establish the taxable value or the complete cost of ownership.
When comparing a property in Barbados with one elsewhere, separate recurring taxes from one-time transaction charges and private operating costs. Confirm who pays each amount, when it falls due and which document proves payment. Keep exemption applications, tax receipts and title records in the same property file so your advisers can trace the assumptions behind the budget.
