Under consumer protection principles applicable in many jurisdictions, real estate advertising should not be deceptive or misleading.

In Colombia, the Superintendencia de Industria y Comercio is the national authority with consumer protection functions and has specifically addressed consumer protection in the real estate sector. LiBe expects property providers to submit truthful, verifiable, sufficient, clear, timely, and lawful information.

23. Third-Party Content and Services

LiBe may link to or integrate third-party content, including maps, schools, mortgage calculators, insurance tools, payment tools, financing tools, valuation tools, public records, videos, neighborhood information, CRM tools, chat tools, and social media platforms.

LiBe is not responsible for third-party content, accuracy, availability, security, policies, representations, services, or decisions.

24. User-Submitted Listings and Content

Users, agents, brokers, owners, developers, landlords, property managers, and other parties who submit property information represent and warrant that:

4. The listing does not violate applicable law.
5. The listing does not contain discriminatory or misleading statements.

8. They will not submit fraudulent, unauthorized, or infringing content.

LiBe may remove, reject, edit, suspend, or investigate user-submitted content at its discretion.

25. Intellectual Property and Listing Content

All website content, including design, text, branding, logos, software, databases, property descriptions, photographs, videos, maps, renderings, icons, and listing displays, may be protected by copyright, trademark, database rights, contract rights, MLS rules, and other intellectual property laws.

No user may copy, reproduce, distribute, scrape, store, modify, publish, display, sell, license, or exploit LiBe content, MLS/IDX content, or third-party listing content without authorization.

All rights not expressly granted are reserved.

26. Anti-Scraping, Anti-Automation, and AI Restrictions

Without LiBe’s prior written consent, users may not use automated tools, artificial intelligence systems, bots, crawlers, scrapers, spiders, scripts, browser extensions, data mining tools, bulk download systems, or similar technologies to access, extract, copy, train on, analyze, or repurpose property data or website content.

Users may not use LiBe content or listing data to train, fine-tune, benchmark, validate, or operate artificial intelligence or machine learning models without written permission.

LiBe reserves the right to block, rate-limit, suspend, terminate, or take legal action against unauthorized automated access.

27. No Brokerage, Agency, or Fiduciary Relationship Unless Expressly Agreed

Use of the LiBe website or receipt of property information does not automatically create a brokerage, agency, fiduciary, advisory, representation, attorney-client, financial advisor, or professional relationship.

A professional relationship exists only if it is confirmed by a separate written agreement signed or accepted by the relevant parties.

LiBe may act as a marketing platform, lead generation service, referral provider, technology provider, property information provider, or real estate service provider, depending on the context.

LiBe does not guarantee that:

36. Indemnification

Users, listing submitters, property owners, agents, brokers, developers, landlords, property managers, and other parties who submit, publish, authorize, or transmit property information through LiBe agree, to the maximum extent permitted by law, to indemnify, defend, and hold harmless LiBe Holdings SAS and its affiliates, directors, officers, employees, contractors, representatives, agents, service providers, licensors, and partners from and against claims, losses, liabilities, damages, costs, penalties, fines, and expenses arising from:

37. Reservation of Rights
