LiBe Real Estate Marketing Guide
Individual Sale vs. Professional Brokerage
Compare seller control, professional representation, property production, MLS and IDX exposure, syndication, buyer engagement, and transaction support.
One platform, two service paths
Professional property marketing—with the level of support you choose
This individual sale vs brokerage services comparison explains the responsibilities, marketing options, and professional support available under each path. LiBe’s Individual Sale and Professional Brokerage products share the same objective: present the property clearly, distribute accurate information, and attract qualified buyers. The difference is who manages the transaction and how much professional representation is included.
Individual Sale supports hands-on owners who want to direct their sale while selecting professional production and promotion services. Brokerage adds licensed representation, pricing and positioning guidance, inquiry qualification, negotiation, coordination, and transaction follow-through.

Open in Google Maps ↗A distinctive Google Maps advantage
Help buyers discover the property where location decisions happen
Google Maps helps buyers explore a property's neighborhood, amenities, routes, and available Street View imagery. Where an eligible property has a published 360° interior tour, buyers can explore that media alongside photos and video. Interior tours need separately captured and published content; map coverage alone does not guarantee a home walkthrough. Availability varies by property, imagery, and campaign.
Google reports that more than two billion people turn to Maps each month and that the platform receives more than 100 million map updates every day. For property sellers, that scale creates a powerful opportunity to strengthen local discovery, location confidence, route planning, and sharing—subject to Google policies, property eligibility, privacy considerations, and local advertising rules.

Neighborhood, access, landmarks, and nearby amenities can support buyer decisions.
LiBe’s approach is distinctive, but no reliable independent source establishes that any brokerage is the only brokerage worldwide using Google Maps for property marketing. Placement, presentation, reach, and continued availability are controlled in part by Google and are not guaranteed.
Distribution and visibility
How MLS, syndication, ListHub, Realtor.com, and IDX work together
MLS (multiple listing service), syndication, and IDX (Internet Data Exchange) extend exposure differently. Placement depends on eligibility and settings.
MLS entry
An authorized participant enters eligible listing data with seller-approved Internet and distribution settings.
Direct syndication
The MLS or broker sends approved information to selected consumer portals.
ListHub network
The broker selects eligible publishers available for the MLS, property, market, and account.
IDX websites
Participating broker and agent websites may display eligible MLS listings under IDX rules.
Social marketing
Campaign content is adapted for selected social, owned, paid, and community channels.
Reporting
Views, inquiries, buyer behavior, and feedback guide campaign improvements.
| Distribution route | Examples and scope | What controls placement |
|---|---|---|
| Stellar MLS | Realtor.com, Apartments.com, ForRent.com, ApartmentHomeLiving.com, ApartmentFinder.com, Apartamentos.com, The IMLS, Zillow Rentals, and ListHub pathways. | Broker and seller settings, property class, MLS fields, and eligibility. |
| ListHub | National, regional, affiliate, extended, and international publisher channels; Realtor.com describes reach across 650+ real-estate websites. | The live authenticated ListHub dashboard, broker selection, MLS participation, and publisher rules. |
| IDX | A large and changing network of participating broker and agent websites. | MLS IDX rules, broker participation, seller Internet settings, and listing eligibility. |
| International | Optional ListHub Global and Properstar-supported exposure, including evolving portals across more than 60 countries. | Broker enrollment, listing eligibility, translation, currency, and publisher availability. |
ListHub instructs users to consult its authenticated dashboard for the accurate current publisher list. A fixed public list can become outdated and cannot guarantee that every property will appear on every destination.

Social media and content publishing
Campaign channels with direct platform links
Social distribution supports the property campaign but is separate from MLS syndication. Platform selection depends on the property, audience, creative format, advertising rules, account availability, and campaign plan.
LiBe-specific profiles are linked where established; otherwise the platform’s official website is provided. Publication to every channel is not automatic or guaranteed. Some channels may support advertising, editorial distribution, private sharing, community engagement, or campaign coordination rather than a public property post.
