Match the immigration route to your plan in Belize

This Belize residency and investor visa guide reviews temporary residence for substantial investment, ordinary permanent residence, current documentation, and the evolving investor-residence framework.

Keep property ownership, immigration status, work authorization, tax residence, and investment qualification as separate questions unless the current law expressly connects them.

01 · TEMPORARY INVESTOR RESIDENCE

Use the existing investment-based temporary route

Belize Immigration states that temporary residence is available to persons who have made or are making a substantial commercial investment but cannot meet ordinary permanent-residence presence restrictions.

The published threshold is investment in Belize valued at not less than BZ$500,000.

02 · REAL ESTATE AS INVESTMENT EVIDENCE

Property can form part of the temporary-residence proof

Belize’s temporary-residence document list expressly includes title of real-estate ownership among the evidence that can support the qualifying investment.

The investment file can also include company ownership, bank statements, trade licensing, social-security registration, and tax returns.

03 · TEMPORARY RESIDENCE DOCUMENTS

Build the residence and investment file together

The published requirements include a valid passport, police record, letter to the Director, evidence of residence in Belize, and evidence of the qualifying investment.

Evidence of local residence can include a lease and utility bill or property title and municipal tax assessment.

04 · PERMANENT RESIDENCE

Understand the ordinary one-year physical-presence rule

For ordinary permanent residence, Belize states that the applicant must have been legally residing in the country for at least one year before applying.

During that year, the applicant generally must not have left Belize for more than 14 days in total and must show financial stability.

05 · INVESTOR PROGRAM DEVELOPMENTS

Distinguish current law from proposals

Belize announced an Investor Residence Program proposal in October 2026 that contemplates a US$500,000 investment and a different pathway toward permanent residence.

Because the proposal is new and implementation details may change, applicants should confirm whether the framework is operational before relying on it.

06 · PROPERTY PURCHASE & VISA ELIGIBILITY

Property may help when it is part of the qualifying investment

Belize is a market where real estate can be used as investment evidence for temporary residence, but ordinary property ownership does not automatically create permanent residence.

Verify valuation, ownership, source of funds, and the exact residence category before purchase.

07 · FINANCIAL STABILITY

Prepare ongoing support evidence

Permanent-residence applicants must show that they have been and will remain financially stable. Belize Immigration accepts different evidence depending on employment, business, foreign income, retirement, or sponsorship.

Keep bank statements and any business, employment, or sponsorship records current.

08 · POLICE & MEDICAL RECORDS

Watch document validity

Permanent-residence applications require police and medical documentation, while temporary residence also requires a police record from the last country of residence.

Belize states that police records are valid for six months, so timing matters.

09 · FAMILY MEMBERS

Review dependent documentation

Spouse and children can be included in certain residence applications when the relationship and supporting documentation meet the current rules.

Separate residence maintenance from property ownership

Owning a home and maintaining lawful immigration status are different compliance tasks. A property can remain in your name even if a visa category changes, while a residence status may require current evidence that has nothing to do with the property. Keep immigration deadlines beside, but not inside, the property closing checklist.

When travel is frequent, record entry and exit dates and confirm any absence limits relevant to the status you want to keep or obtain later. Permanent-residence eligibility can depend on continuity of residence and time spent outside Peru.

Verify every renewal against the current rule

Migraciones can update forms, fees, documentary requirements, and online filing steps. Before each extension or change of status, reopen the official procedure and compare it with the file used for the prior application. Keep proof of submission, payment, electronic notifications, and the final resolution together.

Marriage, birth, support, and consent documents should be prepared early.

Use a written annual review covering immigration status, passport validity, tax registration, company records, property records, and travel plans. The goal is to identify conflicts early rather than treating every renewal as an isolated filing.

10 · WORK RIGHTS

Residence and employment permission are separate questions

Belize also operates Temporary Employment Permits. Do not assume that every residence status automatically authorizes all employment activity.

Coordinate business ownership, work authorization, and residence status before beginning remunerated work.

Permanent residence is a separate application, not an automatic conversion at the three-year mark. Review the category-specific financial, tax, employment, or company evidence Migraciones requests for the route from which you are applying.

11 · TAX & PROPERTY

Keep immigration, tax, and title records distinct

Residence eligibility does not settle Belize tax residence, business-tax, property-tax, or land-title questions.

Keep the immigration investment evidence consistent with the actual title and tax records used for the property or business.

If you will rent property, operate a business, receive salary or director compensation, or maintain foreign income, obtain separate tax advice. The immigration category may permit an activity without determining how that income is taxed.

12 · APPLICATION CHECKLIST

Confirm whether you are using the current route or a new program

Before investing

For temporary investor residence, confirm the BZ$500,000 threshold, accepted investment evidence, residence address, police record, and letter to the Director.

Before applying

If relying on the newly announced Investor Residence Program, verify that the final legal framework and application process are in force.

Before renewal

review the expiry date, travel history, underlying income or company condition, tax and employment records where relevant, and any change in address or family circumstances. Keep the electronic filing receipt and decision with the prior approval.

Before buying property

confirm separately that the buyer can own the property, that the title and municipal records are clear, and that the purchase itself does or does not affect the chosen visa route. Do not market a property acquisition as guaranteed residency unless the current law and official procedure specifically support that result.

This Belize residency and investor visa guide is general educational information, not legal, tax, investment, immigration, or brokerage advice. Property ownership does not guarantee residence unless the applicable official program expressly provides for it.

Compare other property tax guides

Compare the categories and verification steps across countries before comparing headline rates. For each proposed property, record the owner, municipality, intended use, official tax base, payment dates and supporting documents. Keep a rule for one country separate from the calculation for another.

Use the related guides to identify useful questions about acquisition, annual ownership, rental income and disposal. Build a separate worksheet for each destination and distinguish official assessments, professional estimates and amounts awaiting confirmation. A purchase price or gross rental yield alone does not establish the total cost or after-tax result.
