Keep property ownership, immigration status, work authorization, tax residence, and investment qualification as separate questions unless the current law expressly connects them.

01 · TEMPORARY RESIDENCE

Start with the correct statutory category

Argentina’s Migration Law recognizes temporary residence for workers, rentistas, pensioners, investors, specialists, family members, and other categories.

The category should match the applicant’s real activity and source of support rather than being chosen solely because the applicant owns property.

02 · RENTISTA RESIDENCE

Use qualifying foreign passive income

Argentina’s current rentista procedure is for foreigners who support themselves with income from assets incorporated into their estate and sourced from abroad, excluding remuneration for personal work.

The published minimum is income equivalent to at least five Salarios Mínimos Vitales y Móviles, with funds entering through authorized financial institutions.

03 · INVESTOR CATEGORY

Investor residence exists in the Migration Law

Article 23 recognizes investors who contribute their own assets to activities considered of interest to Argentina and allows temporary residence, subject to current regulations and procedures.

Because implementation details can change, verify the current investor procedure with Dirección Nacional de Migraciones before structuring an investment for residence purposes.

04 · WORKER RESIDENCE

Use employment when employment is the real basis

Argentina publishes a temporary-residence route for contracted workers in lawful remunerated dependent employment.

Employer registration, contract documentation, and current labor or tax records form part of that route.

05 · FAMILY RESIDENCE

Family ties can provide a separate route

Temporary or permanent residence may be available based on qualifying family relationships under current migration law.

Civil-status documents and the status of the Argentine or resident family member should be verified before filing.

06 · MERCOSUR & NATIONALITY ROUTES

Check nationality before using an investor strategy

Argentina has regional residence frameworks for eligible MERCOSUR and associated-country nationals that can be simpler than an investment route.

Confirm whether nationality creates a direct residence pathway before committing capital for immigration reasons.

07 · PROPERTY PURCHASE & VISA ELIGIBILITY

Do not assume buying Argentine real estate creates residence

The rentista category may accept income produced by foreign assets, including real estate abroad, but ordinary purchase of Argentine property is not the same thing as automatic investor residence.

Property ownership, immigration status, and the statutory investor category should be analyzed separately.

08 · DOCUMENTS & RADEX

Prepare personal records and online filing

Argentina’s residence procedures use RaDEX for many in-country applications and require identity, local and foreign criminal-record, domicile, and status-specific evidence.

Foreign documents should be prepared with the required legalization or apostille and translation.

09 · CITIZENSHIP BY INVESTMENT

Treat the 2026 announcement as a new program

On 2 October 2026, Argentina’s government announced the launch of a Citizenship by Investment Program, stating that applications would become operational during the fourth quarter of 2026.

Separate residence maintenance from property ownership

Owning a home and maintaining lawful immigration status are different compliance tasks. A property can remain in your name even if a visa category changes, while a residence status may require current evidence that has nothing to do with the property. Keep immigration deadlines beside, but not inside, the property closing checklist.

When travel is frequent, record entry and exit dates and confirm any absence limits relevant to the status you want to keep or obtain later. Permanent-residence eligibility can depend on continuity of residence and time spent outside Peru.

Verify every renewal against the current rule

Migraciones can update forms, fees, documentary requirements, and online filing steps. Before each extension or change of status, reopen the official procedure and compare it with the file used for the prior application. Keep proof of submission, payment, electronic notifications, and the final resolution together.

Until final application rules, qualifying investments, due-diligence procedures, and official filing channels are published, applicants should not rely on marketing claims about eligibility.

Use a written annual review covering immigration status, passport validity, tax registration, company records, property records, and travel plans. The goal is to identify conflicts early rather than treating every renewal as an isolated filing.

10 · RENEWAL & PERMANENCE

Track the residence category’s own duration

Current rentista guidance publishes a one-year temporary residence that is renewable. Other statutory categories can have different durations.

Keep the income, work, family, or investment condition current and review permanent-residence rules separately.

Permanent residence is a separate application, not an automatic conversion at the three-year mark. Review the category-specific financial, tax, employment, or company evidence Migraciones requests for the route from which you are applying.

11 · TAX & IMMIGRATION

Coordinate residence with Argentine tax advice

Immigration residence does not by itself answer every tax-residence, wealth-tax, income, or reporting question.

A move to Argentina can have significant fiscal consequences, so obtain tax advice before changing physical presence or asset structures.

If you will rent property, operate a business, receive salary or director compensation, or maintain foreign income, obtain separate tax advice. The immigration category may permit an activity without determining how that income is taxed.

12 · APPLICATION CHECKLIST

Separate established residence routes from the new investment-citizenship program

Before investing

For rentista, worker, family, or other established categories, use the current DNM procedure and RaDEX instructions.

Before applying

For the new citizenship-by-investment program, wait for the final official eligibility and application framework before transferring funds for qualification.

Before renewal

review the expiry date, travel history, underlying income or company condition, tax and employment records where relevant, and any change in address or family circumstances. Keep the electronic filing receipt and decision with the prior approval.

Before buying property

confirm separately that the buyer can own the property, that the title and municipal records are clear, and that the purchase itself does or does not affect the chosen visa route. Do not market a property acquisition as guaranteed residency unless the current law and official procedure specifically support that result.

Compare other property tax guides

Compare the categories and verification steps across countries before comparing headline rates. For each proposed property, record the owner, municipality, intended use, official tax base, payment dates and supporting documents. Keep a rule for one country separate from the calculation for another.

Use the related guides to identify useful questions about acquisition, annual ownership, rental income and disposal. Build a separate worksheet for each destination and distinguish official assessments, professional estimates and amounts awaiting confirmation. A purchase price or gross rental yield alone does not establish the total cost or after-tax result.
